Flashing is the metal that seals the transitions on a roof — around chimneys, pipes, skylights, valleys, and walls. It fails because those junctions move, because sealant degrades, because it was installed poorly, or simply because it is older than the roof around it.

Almost certainly flashing or a vent penetration. The field of a roof rarely leaks; the details do. A cracked pipe boot or failed chimney flashing is the most likely culprit, and both are minor repairs.

It is one of the least expensive repairs in roofing — dramatically cheaper than the interior damage it prevents. Cost depends on the detail: a pipe boot is minor, rebuilding a chimney flashing assembly with a cricket is more involved.

Caulk is not flashing. A bead of sealant over a failed detail might buy a season, and then the leak comes back — often after the water has been getting into your decking the whole time. It needs to be repaired properly.

A chimney interrupts the roof plane and forces water around a large obstruction. It requires step flashing, counter-flashing, and often a cricket behind it to divert water. Any one of those done poorly produces a leak, and on older homes they frequently were done poorly.

It is the rubber collar sealing a plumbing vent stack where it exits the roof. The rubber hardens and cracks with UV exposure — typically well before the shingles wear out. It is a very common leak source and a cheap fix.

Poor ventilation traps heat and moisture under the deck. That cooks shingles from underneath, shortens roof life, promotes mold, and can void your manufacturer warranty. Balanced ridge and soffit ventilation is part of a properly built roof, not an upgrade.
