Usually the flashing, not the unit. Site-fabricated flashing, sealant used as a substitute for proper flashing, and degraded flashing on older installations are the common causes. The glass and the seal on a modern unit outlast the flashing around them by a wide margin.
Frequently it can be repaired — if the unit is sound and the flashing has failed, we rebuild the flashing. If it is an aged acrylic bubble unit that has crazed and gone brittle, replacement is the better investment.
