Flat roofs do not fail because they are flat. They fail because water sat somewhere it should not have. Shingles work by shedding water quickly down a slope; a flat or low-slope roof has no such luxury, so everything depends on the membrane, the seams, and the drainage design.

The usual culprits are seam separation, failed flashing at parapets and penetrations, punctures from foot traffic or equipment, and ponding water. The leak's location inside the building is often far from the actual breach, which is why proper diagnosis matters more here than on a sloped roof.
Ponding is standing water that does not drain within about 48 hours. It accelerates membrane degradation, adds significant structural load, and turns a small seam defect into a leak. If your roof ponds, the drainage needs correction — not just a patch.
Very often it can be repaired. Seam and flashing failures are usually localized and fixable. We inspect, find the actual failure, and tell you honestly whether repair or replacement is the right call.
